Rocky Corner Cohousing

,

Designed by Centerbrook Architects, Jim Childress and Melissa Kops (now of Pirie Associates), Rocky Corner is the first cohousing community to be built in Connecticut.

Rocky Corner Cohousing is a neighborhood of 30 Energy Star homes being built now in Bethany. Construction has started and is expected to be completed by December 2019. The residents are the developers of this wonderful community.  There are 3 sizes of homes available ranging in size from 810 to 1160 sq. ft. Construction is being done by PAC Group.

Owning a home at Rocky Corner also includes co-owning 33 acres of organic farmland and a 4500 sq. ft. common house with commercial kitchen, full dining room, lounge, woodworking shop and art studio.

Thirteen of the 30 homes are Affordable as defined by CT statute 8-30G. The Rocky Corner project received funding in the amount of $2.6 million from the CT Department of Housing to subsidize the costs of the Affordable homes. Income qualification determines the ability to purchase an Affordable home.

Cohousing is a proven design for neighborhoods that want to be cooperative and sustainable. Specific cohousing design details include: smaller energy efficient homes, a shared common house, clustered buildings, pedestrian centered, vehicles outside of the neighborhood, shared land for growing and for conservation. All residents of the 30 homes will share in the work to maintain and manage the community together. This leads to closer relationships among neighbors and sharing of vehicles and tools and appliances. The goal is to create a community of friends that care about each other, the land we live on and the wildlife around us.

Great features include: *Energy Star rated home *Insulated slab-on-grade *Tight envelope with insulation that exceeds code requirements *Double-glazed windows *Large south-facing windows to allow solar gain in winter, shaded in summer *Efficient air-sourced heat pump to provide ductless heating and cooling *Skylights and LED fixtures minimize energy consumption for lighting *Solar-ready roof *Optional masonry stove for efficient wood heat *Other available options include porches, dormers, skylights, finish upgrades, and more.
