The first phase of the two-phase Columbus Commons project will provide 80 units along with community facilities and retail space on the ground floor of the newly constructed, 5-story building above retail. This will provide apartments that are highly efficient, have improved indoor environments and are close to the community resources of downtown New Britain.

Each unit will have its own air source heat pump (min 11.3 HSPF, 19.7 SEER) and Energy Recovery Ventilation (with up to 88% Sensible Recovery Efficiency) with MERV 13 filters capturing airborne particles and allergens less than one micron in size such as pollen, fine dust, pet dander, mold spores and bacteria carrying particles. The high performing envelope includes triple-pane casement windows, R12.5 continuous, exterior insulation, a continuous air-barrier with enhanced attention to air-sealing.

The project is pursuing PHIUS+ certification which incorporates the DOE Zero Energy Ready Homes program, Energy Star v3.1 and Indoor airPLUS. The total budget is 30 million dollars, includes CHFA funding and CT Residential New Construction incentives.
